94/25 To discuss outstanding issues regarding the café build
94/25.1 ventilation in kitchen – plan in place to install better extraction system – awaiting timescales.
94/25.2 Current bin store being used for storage.
RESOLVED To approve Cumberland to build an 2.2-metre-high enclosed bin store adjacent to the public toilets. Clerk to check with PC’s insurers
94/25.3 Shutters – Mr Walshe confirmed that all bolts had been checked and changed.
94/25.4 Automatic door – being investigated
94/25.5 Heat within building. No opening windows. Hope new extraction system will help draw heat from café
94/25.6 Wood burner. Was purchased but café operator does not feel it is necessary. Will not be installed.
95/25. Lease
Terms of the lease were agreed by both parties to include 3 staff parking places
RESOLVED to accept 2/3 split of fixed café lease figure as ground rent
Draft Lease to be produced by Cumberland Solicitor and sent to PC for approval prior to signing
96/25 To agree the payment for the temporary licence to occupy for the year 1 July 2024 to 31 October 2025
Agreed to be paid by 1 November 2025
97/25 To agree the terms of the Licence to occupy from 1 November 2025 until 31 October 2026 including dates of payments of licence
Agreed – Payment in advance on 1 November 2025
98/25 RESOLVED Parish Council to be reimbursed by Cumberland Council for the cost of emergency repairs to water pipe which had been previously used by contractors during build.

The next meeting of the Parish Council will be on 5 November 2025 at Kirksanton Village Hall commencing at 7.30p
